Hirafu is the heart of the Niseko area and has seen the largest number of developments over the years. The village comprises of a narrow stretch of land coming down from the ski hill in three main areas easily distinguishable by their names: Upper, Middle and Lower Village.
Just outside of the main village are several other areas: St. Moritz, and three areas developed by Izumikyo. In addition to Hirafu, the Izumikyo areas are serviced by a shuttle bus in the winter.
Many of the major developments are based in Hirafu and this year sees a host of planned developments: Ki Niseko, Nozomi, Terrazze, Loft and Odin Cliff to mention but a few. The limited space in Hirafu has helped drive prices consistently higher than any other area in Niseko and with available land in short supply prices are steadily rising with larger plots more difficult to find.
The most distinguished addresses are those close to the ski hills in the Upper Village and hotspots on the Middle Village and Lower Village bluffs. In the Lower and Middle Village, land plots with good views, space and proximity to restaurants, such as Hirafu Middle Land, below, are popular while smaller, built out plots are available for more reasonable prices.
Ski-in, ski-out properties running alongside the Family run such as The Vale and Alpen Ridge have been popular with guests and investors due to the ease in getting on and off the slopes and the proximity to all the shops and restaurants. Other desirable features are proximity to the hussle and bustle on route 343 and Momiji Street as well as quick access to the shuttle bus, Yukoro Onsen and other après ski locations. Izumikyo 1 is a short walk from Hirafu and has a more peaceful, relaxed atmosphere than the lively Hirafu Village.
Through 2006-2008 the Middle Hirafu Village saw the largest official increase in land price over the whole of Japan which makes land in Hirafu officially the most expensive in Niseko.
